General questions

City Estate is a nationwide landlord and property manager, we are active throughout the Netherlands. Meanwhile, we are in over 40 cities in the Netherlands with our real estate portfolio.

Unlike other rental agencies, City Estate does not charge a brokerage fee when we handle both the rental and property management. In other words, with us you do not pay a one-time monthly fee for the rental mediation and on top of that a monthly fee for the daily property management. No, with City Estate you pay one fixed monthly fee for which we take care of all the services involved in letting and managing residential real estate. 

In addition, we are also unique with our one-stop-shop service where we offer over 35 real estate services nationwide. We can therefore completely relieve our customers, the real estate investor, of all their worries in the areas of residential leasing, property management and all kinds of related services.

Financial

Using big data, we can determine a market-based rent for any rental property in the Netherlands. We have the most complete and reliable data of the Dutch free sector rental market.

This data comes from Pararius.nl and huurwoningen.nl combined with other sources such as Kadaster, CBS and the Tax Office. These sources give us valuable data insights that allow us to accurately determine the market rent.

If we may also provide financial property management for you, we will (on your behalf) collect rent from tenants on a monthly basis. In that case we always send a rent invoice to all tenants around the 15th of the month. The rent must then be paid before the 26th of the month, for the following month. Once we have successfully collected the rent, we will remit the rent in the first week of the new month.

If a tenant does not pay on time it is of course extremely annoying. We will initially contact the tenant in question. This will be done both by phone and e-mail. We will then send a number of payment reminders. If we notice that a tenant does not take action on this or our contact attempts are unsuccessful, the collection file will be offered to the collection agency.

The collection agency will then follow up on the collection procedure. 

Once we have successfully collected the rent, we deposit the rent in the first week of the new month. Depending on how the days in that particular month fall (weekends or holidays), you can assume that the rent is paid on the 4th, 5th or 6th of the month. Once we have transferred the rent, you will always receive an investor statement from us. This statement is sent by e-mail, but can also be viewed in the My City Estate portal.

Maintenance

If we provide technical property management for your portfolio, we can also arrange service and change maintenance with our network of specialists. Should you have your own technical department or a network of maintenance parties, this is of course also possible. We can customize this process when we provide property management.

We mainly provide service and mutation maintenance

As the owner, you always remain responsible for major maintenance on the property.

Yes! For serious emergencies, such as gas, fire, burglary, we have a 24/7 breakdown service available.

Administrative

Through the My City Estate online portal, you always, everywhere, quickly and safely have access to a secure environment where all documents and information of your real estate portfolio are at your disposal.

Our preference is always to draft new leases using our model.
