For both the social and free sector rental market in the Netherlands, there are rules regarding rent. This is determined on the basis of the rental point system, also known as the property rating system (WWS) which is drawn up by the Rent Commission.
It is important to know that if the legal rent is lower or the rent points unexpectedly fall below the liberalization threshold, this can lead to disputes with your tenant or even proceedings at the Rent Commission. This can result in a lower rent, which can have a major impact on the return and cash flow of your real estate portfolio.

By making some specific investments in your investment property, the valuation of your property can already improve immediately. This may allow you to increase the point value of your rental property to the free sector or optimize the current social sector rent.
